Next Level Luxury In Irvine

KB Home’s Genoa at Orchard Hills offers an expansive brand of smart home living

By Editorial Staff

Agood homebuilder knows that making a great product is not just about making the nicest home, but about making fully functional homes. They also know that it’s not just what you build, but how you build it that counts.

You need not look further than sunny Southern California for examples of these high-quality home developments, and Genoa at Orchard Hills by KB Home is a prime example.

Coming off the heels of the successful debut of their new family-home design concept, the KB Home ProjeKt, this community developer is ready to roll out the real deal in their new luxury enclave. Located in the highly desired Villages of Irvine Ranch, Genoa brings out the very best of California coastal living.

From Concept to Creation

The use of space was key to making the homes in Genoa feel open and inviting.

The first thing one notices about the homes in Genoa at Orchard Hills are the breathtaking facades and impressive stature. Architecture for the development was provided by KTGY Architecture + Planning, the same group KB worked with a few years ago on their award-winning KB Home ProjeKt.

The design of the “ProjeKt” follows the latest trends of spaciousness and versatility found in newer single-family homes, but with the sophistication that a partnership like that of KB and KTGY brings. One of the intentions set in this partnership was to create a contemporary home experience with excellent use of space and energy. Even from first glance one can see that KB Home and KTGY followed this philosophy to a T with Genoa.

An inviting two-story front façade shows off the effective use of space in these homes. Similar to what a buyer might see from a townhome development, designers for Genoa let no square footage go to waste. Sizes range from 3,550 to 3,950 square feet, with each home including up to five bedrooms and four-and-a-half baths with WaterSense® labeled faucets. Genoa will include 110 ENERGY STAR® certified single-family homes in total starting at $1.7 million.

Genoa homes are designed more energy- and water-efficient than what most customers are used to in this competitive market. Depending on the chosen floor plan, Genoa residents can save up to $2,000 a year on utility costs, according to Craig LeMessurier, Sr. Director of Corporate Communications at KB Home.

Future residents will be able to choose from three floor plans, each with distinct exterior styling options ranging from minimalist to eclectic. Adding that extra layer of luxury, the homes will include features like ground floor bedroom suites, sleek gourmet kitchens with optional prep- kitchens, elegant master suites, open lofts, and private yards.

Genoa residents will be living in some of the most energy- and water-efficient homes the area has to offer.

The luxuries do not stop outside the home.

“The area features abundant outdoor recreational opportunities, with plenty of parks, public golf courses and protected open spaces for residents to enjoy year- round,” LeMessurier said.

Genoa is conveniently located near Interstates 5 and 405, as well as State Routes 133 and 241. This makes trips to places like John Wayne Airport, Balboa Island, or even to Disneyland a near straight shot. The location is surrounded by plenty of great options for dining, shopping, entertainment, and opportunities for endless outdoor activities.

“The gated neighborhood offers a private entry and is adjacent to Meadows at the Groves, which features resort-style amenities, including world-class swimming pools, a spa, beautifully designed parks, picturesque trails and scenic paseos,” LeMessurier explained.

Between the thought-out design elements, vibrant location, and abundance of opportunity for leisure and excitement, this community is shaping up to be real game-changer.

“This new community offers stunning natural beauty, stylish architecture, and breathtaking valley views,” said Steve Ruffner, president of KB Home’s Coastal division and its Southern California regional general manager.

Smart, Healthy, and Progressive

Depending on the floor plan, the homes will have up to five bedrooms and four-and-a-half bathrooms.

A good homebuilder knows that the amenities of a master-planned community are just the tip of the iceberg when it comes to luxury. For the homes in Genoa at Orchard Hills, the level of luxury is achieved by the high-performance technology and smart home capabilities.

Buyers who are switching into a new home at Genoa will have the ability to turn their carbon footprints and their energy bills into a thing of the past. Sunlight can provide much of, if not all of the energy needed to run these homes with their fully integrated 2kW SunPower EquinoxTM solar photovoltaic systems.
