“We offer three all-new Next Gen® — The Home Within A Home® designs at Sterling Heights in the Residence 2, Residence 4, and Residence 5 home designs,” explained Laurie Massas, Vice President of Sales and Marketing for Lennar San Diego.

“Like all Next Gen® homes, which were created with multigenerational families in mind, each includes an attached private suite with its own separate entrance, living room, kitchenette, bedroom, and bathroom.”

These floor plan options range from 5,063 to 5,162 square feet in size, offering various options for those seeking it. Lennar’s approach to multifamily is unique in that the homes represent two individual homes that have been connected through strategic design without compromising the product’s integrity or functionality.

Lennar can then market this design to a variety of buyers. Residents will appreciate the added privacy of a separate entrance to the multigenerational suite, which is built to complement the main home’s design but does not detract from it.

The San Diego area had yet to debut this design for the San Diego market, but Sterling Heights at The Lakes marks the achievement.

“These homes give families a perfect floor plan to enjoy multigenerational living while also maintaining private, independent living spaces,” stated Lennar San Diego Division President Bill Ostrem in a press release.

San Diego offers a prime location with consistently warm weather and plenty of activities, from shopping to outdoor recreation. California’s Title 24 energy codes for residential building ensure that homebuyers will be more comfortable and healthier than in a traditional, less efficient home.

“This community is located at The Lakes Above Rancho Santa Fe, a gated community in an affluent area of North County,” Massas described.

The restrictions inside the community of The Lakes provided some challenges. For example, the homes were designed with sizeable driveways and garages to combat the restrictions on street parking.

The area offers buyers a sense of grandeur. There are six home designs, with each elevation featuring unique details. One collective feature of the homes is that they share stunning views of the surrounding hills.

“These beautiful homes’ designs really provide an elevated living space through large home sites — expansive homes with luxury details throughout,” Massas stated. “The location puts you behind gates for added privacy, but within close reach to both casual and high-end dining, shopping, and entertainment options.”

The homes offer a timeless look with high- quality materials; old-world brick, decorative tile, precise columns, and painted tiles all help to complement the architectural style. “We had many sessions where we drew together big ideas regarding structure and where we developed those ideas into our ultimate floor plans and elevation styles,” Massas described in regards to the working relationship between Lennar and Bassenian Lagoni Architects. “A lot of collaborative meetings took place until the product felt perfect.”

One detail that makes Lennar homes stand apart from the competition is the Everything’s Included® program, which offers high standards of efficiency, technology, and interior details.

“Our Everything’s Included® package at Sterling Heights consists of over $125,000 of included value and incorporates Wi-Fi CERTIFIED home designs to offer strong and consistent internet coverage in every area of the home,” Massas explained.

This is in addition to stainless steel appliances, high-quality security systems, bathtubs, quartz cabinetry, and high standards of energy efficiency.

In fact, the homes are all powered by microinverter-based solar systems. These systems guarantee homeowners in the community a discount on solar electricity. Other features that increase the energy efficiency of the homes are tankless water heaters, LED lighting, radiant roof barriers, ENERGY STAR® certified appliances, and low-VOC paint. Additionally, this package ensures that homes have a HERS rating of 70 or less.
